Building Maintenance Unit (BMU)

 

We provide services for Design, Supply and Installation of Building Maintenance Unit (BMU) , engineered façade access system designed to provide safe, efficient, and repeatable access to the external surfaces of buildings for inspection, cleaning, and maintenance throughout the building’s lifecycle. BMUs are an integral component of high-rise and architecturally complex developments where conventional access methods are impractical or unsafe.

BMU (Slab Mounted) System

 
 
 
 
 

Façade access and anchorage solution in which brackets are mechanically anchored directly to the reinforced concrete slab. It provides a stable and positive load path for suspended scaffold or gondola operations where non-penetrative or edge-mounted systems are not suitable.

Permanent façade access solution in which the gondola cradle is suspended from brackets rigidly fixed to the building’s structural wall. This system is designed to provide long-term, safe, and repeatable access for façade maintenance and inspection throughout the building’s service life.

Gondoala Cradle installed on permanent façade access solution in which the Building Maintenance Unit (BMU) anchorage components are cast into the building’s structural elements during construction. This provides an integrated, high-capacity, and long-term system for safe gondola cradle operations throughout the building’s lifecycle.

Cradle installed on a permanent façade access solution that utilizes roof-mounted articulated outreach arms—commonly referred to as “doggie arms”—to suspend and position a gondola cradle over the building façade. The system is engineered for long-term, repeatable use and is particularly effective for buildings with restriction on ASML

A temporary façade access and anchorage solution designed for buildings where suspension points must be transferred through existing structural openings or dedicated slab penetrations. The system enables safe load transfer directly to the building’s structural slab, by passing parapets or roof edges.

Permanent, mechanized façade access solution in which powered equipment is used to position and operate a gondola cradle for external building inspection, cleaning, and maintenance. Unlike static or manually configured systems, this system relies on motorized travel, hoisting, and control functions to deliver precise, efficient, and repeatable access across the building façade.

Permanent safety and access support system installed on buildings to provide continuous fall-arrest protection for personnel carrying out façade maintenance, inspection, and access works.

Permanent façade access solution in which a fixed monorail track is installed along the roof edge, soffit, or façade line to guide and support a travelling gondola cradle or suspension trolley. The system enables controlled horizontal movement in addition to vertical access, providing comprehensive façade coverage.

  • SS598-2014 Sway Restraint System Requirement, the lowest restraint point shall not be more than 40 m above the lowest working level when the wind speed is 14m/s

  • The distance between restraints above 40 m shall not exceed 20 m.
